Who wants to save £95,000?

An important part of our role as Chartered Building Surveyors is to look after our client’s property portfolio and make sure we “add value”.  A perfect example of this is preventative maintenance, not glamorous I know, but essential if you want to make your property work for you. Whilst visiting a Youth Hostel to review a new refurbishment scheme one of our Chartered Surveyors upon entering the property was concerned about a distinctive smell.   A brief investigation revealed the smell was emanating from the large ground floor dining room, this floor was also excessively ”springy”, this lead to an external inspection and the surveyor noted the external concrete paths to the rear were higher than internal floor level.  A classic scenario, the air bricks were blocked preventing ventilation of the timber sub-floor and the surveyor was now concerned about rotten floor timber.   A brief note to the client recommending further intrusive investigation was issued .   The cost of a full outbreak of dry rot here would have no doubt cost over £100,000* to correct had it gone unnoticed and allowed to spread through the property.  Following opening up works McGrath Associates specified and managed the works, which included necessary alterations, replacement of rotten joist ends, treating remaining timbers and making good.  The works were undertaken without undue disruption to the hostel (which didnt have to close).  The costs were just under £5,000 and the perfect breeding ground for dry rot eliminated saving a potential £95,000.  All part of the service.

* £100,000 figure obtained from a recent project in a similar type property were the dry rot had spread through 3 floors of a building resulting in a complete refurbishment.

Ribblers Lane Cottage Extension

McGrath Associates are pleased to confirm our appointment on this residential extension scheme in Knowsley.  The property is a former workers cottage and is Grade II Listed.  The current owners needed guidance and advice on extending the property and appointed McGrath Associates to design the extension and apply for Planning and Listed Building Consent.  Initial sketch proposals have been produced and agreed with the client and have also received positive feedback from the Conservation Team at Knowsley Council.  The formal application will be submitted in late March once all details are finalised.

North West Reserve Forces Army & Cadets Association – Blackburn

McGrath Associates are acting as CDM Co-ordinators for the North West Reserve Forces and Cadets Association for a new build Cadet Facility in Blackburn.

The project is currently on site and is due for completion in April 2010.

Job Centre Plus – Internal Alterations and Refurbishment Works

McGrath Associates were commissioned to work alongside Telereal Trillium as Project Managers for internal alteration works at twelve Job Centres in the Midlands. The nationwide scheme was predominantly driven by the requirement to provide extra front of house space due to the increase in use of the service in the current economic downturn.

The works were part of a national roll out undertaken over a period of six months utilising a carefully phased approach to ensure the business was unaffected. Our role was of Lead Consultant managing a team including architects, mechanical and electrical engineers, structural engineers and quantity surveyors. With very tight programme and budget constraints, the projects were completed as programmed and on budget. Both our client, Telereal Trillium, and the occupier, DWP Estates, were very impressed with the service delivery from McGrath Associates.

The Manchester Velodrome is the National Cycling Centre, Britain’s primary indoor Olympic cycle track and widely regarded as one of the World’s finest and fastest board tracks. The velodrome is the home to the Great Britain Cycling Team and believe it or not, the Velodrome is also open to everyone regardless of their level of ability, even McGrath Associates!

Our client event is booked for the evening of Thursday 11th May and is a fantastic opportunity for us to get together and have a little fun.  Spaces are very limited and are usually filled very quickly by existing clients but if there are any clients out there that need a Building Surveyor and would love to tackle the 45deg banking on a bike with no brakes then give us a call!

McGrath Associates have enjoyed a very successful start as a Building Surveying consultant to the YHA having successfully delivered various refurbishment and repair projects at many Youth Hostels over the past 6 months.  We work very hard to keep service levels at a high standard and are very pleased with the positive feedback we are receiving from within the regions.  The repeat instructions are extremely welcome and really helps confirm that the work we do here at McGrath Associates is appreciated.  Thanks to the YHA for entrusting us with the work, it is greatly appreciated and we are looking forward to our working partnership continuing into the future.
